Most online calculators only ask for your postcode and house number. That feels quick, but it means they do not know the most important thing about your home.

How we value your home
We fetch what is on record
Floor area, build year and type from the BAG, WOZ value and plot from the Land Registry and the energy label from EP-Online. You start with a filled-in file, not an empty form.
You add what no register knows
A few short questions about the condition of the home. Your answers go into the model as full features, not as a fixed mark-up on a standard price.
The model weighs the home and the area
Population and incomes, liveability, noise and air quality, schools and the asking prices of comparable homes nearby. Two identical houses in two areas get two prices.
How accurate is it?
We test the model on listings from a period it has never seen. On a typical home, half land within 3.17% of the asking price: about €16,000 on €500,000. For a canal house or a farmhouse with hectares of land we would rather show no figure than a bad one.

- No. Any address in the Netherlands gets an estimate, even if it has never been advertised.
